Listed below is an overview of activities which Best Management will work with the Board and committees and thus oversee.

❖ Personally work with residents to review their issues and hear their concerns and ideas

❖ Collecting monthly maintenance fees, maintaining unit owner records
❖ Initiating reminder correspondence and collection efforts
❖ Preparing financial reports and working with the Board to draft the annual budget
❖ Managing funds, including preparing and signing checks for invoices
❖ Assisting in investigating and contracting for the best association insurance policies
❖ Assisting accountant in preparing accurate tax returns
❖ Aggressively seeking ways to save the association money
❖ Investigating methods of easing collection efforts, for example: coupon books, automatic withdrawals and online payments
❖ Following Declaration and By-laws as interpreted by legal counsel specializing in condominium law
❖ Enforcing Rules and Regulations as formulated/directed by Board of Directors
❖ Receiving unit owner work requests, requests for additions or changes to units, receiving complaints and taking steps to resolve problems and/or approving requests
❖ Obtaining legal advice for key association decisions/actions
❖ Assisting in preparing and maintaining Association correspondence and records as directed
❖ Attending all Board meetings virtually in order to be fully informed
❖ Preparing agendas for all meetings
❖ Writing minutes for all meetings
❖ Assisting with the establishment of specifications and insuring specifications are being followed by contractors for: • Building maintenance including decks, siding, fencing, painting, roofing & gutters. • Landscaping maintenance including snow removal, grass mowing, shrubs, hardwood and evergreen trees, mulching, stones, leaf removal and lighting.
❖ Helping identify maintenance projects and determining the priority and availability of funds for each project
❖ Keeping a record of the repair and/or maintenance work that has been performed on each unit
❖ Researching and determining the most cost effective and long-term solutions for projects
❖ Identifying, assisting with selection, contracting and following up with contractors for each and every project as the Board advises
❖ Working with subcontractors to review their quality of work
❖ Providing detailed reports on all projects as requested
❖ Seeking ways for subcontractors to work more efficiently
❖ Organizing work requests to present to the Board in an efficient manner
